Property Type:
280 Unit Manufactured Home Community for 55+
Location:
Lynnwood, WA
Project Overview:
The owner refinanced the park and in the process, the lender required the owner to make substantial upgrades to the roadways inside the park. The owner had received several different bids that all had different recommendations for repair. During our evaluation, we were able to determine that the asphalt was old and heavily deteriorated. There was good rock base under the asphalt so it was our assessment that most of the damage was due to poor maintenance over the years and an aging site. SCS designed the scope to pulverize the existing asphalt into the existing subgrade. This reduced the export cost and allowed us to reuse the existing material to increase the structural integrity of the existing subgrade prior to the installation of new asphalt. Because of the cost savings we were able to use reinforced asphalt to help decrease future maintenance costs. We were able to save our client over $100,000 in total job costs inclusive of our fees.
