Construction season is in full swing, especially for concrete and asphalt projects. Whether you’re a seasoned professional or a newcomer to the construction scene, effective project management is your key to a seamless project completion. Let’s break down the stages of project management and share some tips to help you navigate this busy season successfully.

Stage 1: Pre-construction – The Master Plan

This is where the magic begins! Pre-construction is all about laying down a solid game plan. From the moment the ink dries on the contract, it’s go time. Clear communication and detailed planning are your best friends here. Set up a communication plan with your contractor, property manager, and tenants right off the bat to keep everyone in the loop and expectations crystal clear.

Got a bustling shopping center to pave? Schedule your work during the quieter weekdays. Need to pour concrete? Keep in mind those crucial cure times—most concrete needs 36-72 hours with a high early mix, but without it, you’re looking at a 27-day wait. And don’t forget about the weather—seal coat needs temps of 70 degrees and rising. Timing is everything, so plan smart!

Once the schedule is set, it’s time to send out phasing maps notices and reminders to all parties involved and get any tenant concerns out of the way before construction begins. 

Stage 2: Construction – Showtime

Lights, camera, action! The construction phase is where all your planning pays off. Being onsite is key to keeping things on track and making quick decisions. Get there early to ensure everything is cleared for the crew. A tow company on speed dial can be a lifesaver in high-traffic areas.

As the demo begins, keep a close eye on the substrate for moisture and compaction, and check that the materials match the specs. Collect those weight tickets to ensure you’re getting what you paid for. For asphalt, measure the thickness before and after compaction. Remember, asphalt compacts about a ¼” per 1”—so aim for 2 ½” pre-compaction if you need a 2” finished thickness. For concrete, double-check the form depth and rebar spacing before the pour.

Stay on top of punch list items as they come up to save time and avoid headaches later. A little diligence now goes a long way.

Stage 3: Post-construction – Finishing Strong 

The finish line is in sight! Post-construction is all about tying up any loose ends. End each construction day with a site walk alongside the contractor to address any immediate issues. This proactive approach reduces the need for follow-up visits and keeps the momentum going.

Create a punch list for any outstanding tasks like cleanup and striping, and pre-schedule the necessary site visits to get them done. Don’t forget the paperwork—collect those warranty letters and lien releases to close the project with confidence.
